NWA Housing Market: What the 2026 Shift Means for You

The NWA housing market is shifting — prices still rising but homes sitting longer. Here's what that means if you're moving to Bentonville or Rogers.

For the last few years, "moving to Northwest Arkansas" and "moving fast" basically meant the same thing. Multiple offers, homes gone in days, buyers waiving inspections just to compete. If you've talked to anyone who bought here in 2022 or 2023, you've probably heard a version of that story.

That's not quite the market anymore, and I think it's worth saying plainly, because most of what you'll find online is still written like it's still 2022.

Prices are still climbing, but not the way you'd think

The average home price across Northwest Arkansas is still up — around 5.6% year-over-year, landing near $391,000. So no, it's not a crash, and it's not turning into a bargain-bin market. But the number that tells the real story is days on market: homes here averaged 33 days on the market in 2024. In 2025, that number jumped to 225 days. That's not a small shift — that's inventory growing faster than demand can absorb it.

What that means if you're house hunting

If you're relocating to Bentonville, Rogers, Springdale, or Fayetteville right now, this is genuinely good news. You have more room to actually think before making an offer, instead of signing something in 48 hours out of panic. Sellers are more open to negotiating — on price, on closing costs, on repairs after inspection. And you can afford to be pickier about neighborhood, commute, and school zone instead of taking whatever's available that week.

That said, "slower" doesn't mean "slow." NWA is still one of the fastest-growing metro areas in the country, and well-priced homes in the most in-demand pockets (parts of Bentonville and Rogers especially) are still moving quicker than the regional average. The shift is real, but it's not uniform street to street.

A local's honest take

I've lived here my whole life — 47 years and counting — and I've watched this market swing in both directions more than once. The current stretch feels less like a correction and more like a market finally catching its breath after several years of sprinting. If you're relocating in the next few months, that's a much better position to walk into than the one people were dealing with two years ago.
