Why Get Your Northwest Arkansas Advice From a Local, Not a Listing Agent
47 years in Northwest Arkansas, no listing to sell. Here's why that matters if you're moving to Bentonville, Rogers, Springdale, or Fayetteville.
If you search "moving to Bentonville" or "moving to Northwest Arkansas," almost everything you'll find is written by a real estate agent. That's not a knock on them, they know the market. But every one of those guides ends the same place: a contact form, a "schedule a showing," a lead capture. The advice is real, but it's also a sales funnel.
I'm not an agent. I've lived in Northwest Arkansas over 4 decades, before Bentonville had a downtown square worth visiting, before the trails, before most of the people reading this had heard of the place. I don't have a listing to sell you or a commission riding on which neighborhood you pick. What I have is four and a half decades of actually living here.
What that actually means for you...
An agent's guide tells you square footage, school ratings, and closing costs. Useful, but it's the view from a spreadsheet. What it usually can't tell you: which side of Rogers still feels like the old Rogers, and which side is unrecognizable from ten years ago. Why some Fayetteville neighborhoods that look identical on paper have completely different day-to-day feels once you're actually living there. Which "up and coming" area is genuinely on its way up, and which is just marketed that way. Where the traffic actually gets bad at 5pm, not where a website says it might.
That's not information you get from days on market. It's information you get from decades on the ground.
I'm not selling you a house...
That matters more than it sounds like. When an agent points you toward a neighborhood, there's always a small question in the back of your mind: is this the best fit for me, or the best fit for their business? I don't have that conflict. If Rogers is a better call for your family than Bentonville, I'll tell you that, there's no commission difference to me either way.
Northwest Arkansas is genuinely changing fast...
This isn't a place where the "moving here" advice from five years ago still holds. New developments, shifting housing inventory, new employers, new neighborhoods that didn't exist a decade ago, the region is one of the fastest-growing in the country, and a lot of the guides out there haven't kept up. I live here, so my read on the area updates in real time, not once a year when a blog post gets refreshed.

If you want square footage and comps, an agent's site will get you there. If you want to actually understand what it's like to live in Bentonville versus Rogers versus Springdale versus Fayetteville, the traffic, the schools, the neighborhoods, the things nobody puts in a listing, that's what I'm here for. No pitch, no funnel. Just someone who's called this place home for 47 years and wants to help you feel at home here too.
