Bentonville vs. Rogers vs. Springdale vs. Fayetteville: Which NWA City Fits You?
Bentonville vs. Rogers vs. Springdale vs. Fayetteville: a local's side-by-side comparison of price, commute, and lifestyle to help you pick the right Northwest Arkansas city.
Northwest Arkansas isn't one market, it's four distinct cities with their own character, price points, and pace of life, plus a ring of smaller towns around them. If you're relocating or just starting your search, here's an honest breakdown.
Bentonville. This is the region's growth engine, home to Walmart's headquarters and a downtown that's transformed over the last decade. Expect newer construction, higher price points, world-class trails and mountain biking, Crystal Bridges Museum, and a walkable square with restaurants and shops. Bentonville fits buyers who want amenities, appreciation potential, and don't mind paying a premium for it.
Rogers. Just south of Bentonville, Rogers offers more house for the money and a bit more breathing room. It's family-friendly, has easy access to Beaver Lake, and a growing downtown of its own. Rogers is a strong fit for buyers who want proximity to Bentonville's jobs and amenities without Bentonville's price tag.
Springdale. Often overlooked, Springdale is one of the most affordable and diverse cities in the region, with a strong industrial and manufacturing base, including Tyson Foods' headquarters. It offers real value for buyers who want a shorter commute to jobs across the whole metro area without the price premium of Bentonville or Rogers.
Fayetteville. Anchored by the University of Arkansas, Fayetteville has the most college-town energy: a lively downtown square, live music, historic neighborhoods, and strong walkability. It tends to suit buyers who want culture, entertainment, and diversity of housing stock, from historic bungalows to newer builds near campus.
Don't overlook the surrounding areas. Towns like Centerton, Bella Vista, Cave Springs, Farmington, Elkins, and Siloam Springs offer a quieter pace, often lower price points, and still put you within a reasonable commute of Bentonville, Rogers, Springdale, or Fayetteville. For buyers priced out of the core cities, these are worth a serious look.
Current price snapshot (mid-2026): Springdale is running around $375,000, Fayetteville around $400,000, Bentonville around $430,000, and Rogers around $435,000, with Benton County averaging closer to $470,000 overall. Price per square foot regionwide is up about 7.7% year over year, though inventory is rising and the market is more balanced than in past years. The region just crossed 605,000 residents and is still adding roughly 250 new residents a week, so these numbers will keep moving — but this is a solid current read as of mid-2026.
